In Etobicoke, Ontario, a company was renovating an apartment unit with a slab on grade concrete floor. To the dismay of the contractors on site, the concrete floor had settled 2-3 inches towards an exterior wall and created a slope, interrupting the renovations. In order for the renovations to continue, the floor needed to be returned to grade. To complicate matters, the floor contained heat ducts running beneath the surface. This added a layer of difficulty, as any repair method would need to restore the slab to grade without damaging or obstructing the heating system. For the contractors, the challenge was clear: stabilize and lift the floor safely and effectively so renovations could resume on time.

The Solution
Polyurethane injection floor leveling.
In order for the general contractor to continue the renovations of the apartment unit, the slab floor needed to be leveled. Groundworks recommended delivering a polyurethane injection solution that would safely lift the floor without disturbing the heat ducts below. Prior to drilling, cameras were used to map the ductwork layout to ensure no damage occurred during the process. Technicians drilled small holes and polyurethane was injected, expanding to realign 1000 square feet of floor slabs to their original specifications.

The Groundworks team was able to complete this job without excavation of the site or disturbing the heating ducts below the concrete. Most importantly, the work was completed in a single day. And since polyurethane cures to 95% of its compressive strength in 20 minutes, as soon as injections were complete, renovations were able to continue.
