The Challenge

Settlement at retirement facility walkways created trip hazards.

At a retirement facility in Markham, Ontario, concrete walkways surrounding the building had settled 2-3 inches in areas near the 2 entrances/exits. This settlement created trip hazards that posed serious safety risks for the elderly population living there, which were also liabilities. In order to keep the residents and their visitors safe, the facility needed a solution that would restore safety quickly, while eliminating liabilities.

The Solution

Polyurethane injection concrete leveling.

Groundworks was contracted to restore safety and eliminate hazards at the retirement facility via concrete leveling with polyurethane injection. Technicians drilled small holes and injected polyurethane beneath the walkways to lift and realign 350 linear feet of concrete slabs back to grade with precision. In addition to lifting, the team sealed control joints in the treatment areas in an effort to help prevent water infiltration and future undermining or soil washout beneath of the slabs.

The entire project was completed in just one day with no disruption to pedestrian access. Walkways remained accessible during the repair process, and full use was immediately restored upon completion—providing a safer, more stable environment for everyone at the facility. For residents, particularly the elderly, the restoration of uneven slabs significantly reduced the risk of dangerous falls, helping to protect their health and independence. Beyond resident safety, the repairs also minimized potential liabilities for the facility, reducing exposure to costly lawsuits associated with trip and fall accidents.
